Tile Roof Repairs in Perth

Tile roofs are the most common roof in Perth, and when they're properly cared for they last fifty years and more. The problem is most homeowners get told they need a full replacement when in reality a day or two of targeted repair would have done the job. Tile roofs are forgiving when you understand them and brutal when you don't.

Common tile roof issues

The usual suspects are cracked tiles (impact from branches, foot traffic, or a tradesman walking the wrong line during an install), slipped tiles where the bedding underneath has failed, completely broken tiles from storm debris, and missing tiles after a wind event. Each of these has a different fix, and the trick is knowing the difference. A cracked tile in a non-critical position can sometimes be sealed; a slipped tile on a ridge needs to be re-bedded properly or it'll slip again next month.

Tile roofs get a bad reputation they don't deserve. People assume metal is the more reliable option, and it isn't — metal roofs leak just as often as tile roofs, just for different reasons. The difference is that on a tile roof you can usually see where water is getting in, whereas on a metal roof the entry point can be a tiny failed seal twenty metres from where the leak appears. We've talked plenty of homeowners out of converting to metal over the years and they've all thanked us for it.

We carry the common profiles from Boral, Monier and Bristile so we can replace individual tiles like-for-like on most modern roofs. For older terracotta and obscure heritage profiles, we'll match the colour and profile as closely as the market allows — sometimes that means using a salvaged tile, which is genuinely the best match you can get.
