Roof replacement is a last resort. Most of the time, what looks like a dying roof is actually a roof that's just overdue for a restoration. But sometimes a roof has genuinely reached the end of its life, and the only honest answer is to replace it. When that's the case, we do it properly — strip everything back to the structure, fix any framing problems we find, and install a new roof system designed to outlast you.

When replacement is the right call

We recommend replacement when a roof has problems that simply can't be repaired or restored: widespread asbestos sheeting that needs to come off for safety reasons, terminal structural sag from rotted rafters, metal sheets rusted right through across most of the roof, or fire damage that's compromised the structure. In each of these cases, patching or restoring is just delaying the inevitable.

When replacement is the right call

Tile vs metal replacement

When we replace a roof, you can stay with what you've got or switch over. Our honest recommendation in most cases is to stay with tile if you're already on tile. Metal roofs aren't waterproof magic — they leak just as much as tile roofs, just in different ways, and tracing a leak on a metal roof is genuinely harder than on tile. Unless you have a specific reason to switch, like a major extension or a roof pitch issue, like-for-like is usually the better call.

Removal and disposal

We strip the old roof down to the structural timbers and take all of the old material offsite for disposal. Where there's asbestos, we bring in a licensed assessor and follow proper handling procedures — no shortcuts, no DIY removal. You don't have to lift a finger or organise a skip.

The replacement process

Strip the old roof. Inspect the rafters, battens and structural timbers — anything damaged or rotten gets replaced before we go any further. Install a full sarking layer for moisture and thermal protection. Lay the new roof, properly fixed and overlapped. Install all flashings around chimneys, walls, vents and penetrations. Final inspection, photo report and warranty paperwork.
