A roof restoration is the smartest spend most Perth homeowners can make on their property. Done properly, it strips back decades of weathering, fixes everything that's failed, and seals the whole roof under a fresh, premium coating that buys you another ten to thirty years of life — for a fraction of what replacement would cost. People who think they need a new roof usually need a restoration.
A full restoration is the works. We start with a high-pressure clean to strip off years of moss, lichen, dirt and oxidised coating. Every cracked, slipped or broken tile is replaced. All ridge and hip lines are repointed in flexible pointing. The whole roof is then primed and two coats of premium roof coating are applied. The result is a roof that looks new, performs as if it were new, and is sealed against Perth weather for another decade or more.
Replacement is a last resort. A new roof costs many times what a restoration does, takes a week or more, and disrupts your whole household. A restoration costs a fraction of that, takes a few days, and once it's finished, you genuinely can't tell the difference standing on the ground. Unless your roof has structural failure or terminal corrosion through the actual sheets, restoration will get you everything you actually want without the price tag.
Tile roofs — concrete or terracotta — are perfect candidates for restoration. The tile itself is essentially indestructible; what fails is the surface coating, the pointing and the occasional cracked tile. Strip the old coating, replace the broken tiles, repoint the ridges and apply a fresh premium coat and you've reset the clock. Most tile restorations we do come out looking better than the roofs around them.
Metal roofs restore beautifully too. We re-screw every sheet with new rubber-washer fixings to seal up the thousands of tiny holes where the original screws have lost their seals, replace any failed flashings, treat surface rust, and apply a roof-grade coating system suited to the sheet profile. A properly restored Colorbond roof can extend its life by twenty to thirty years.
We won't sell you a restoration you don't need — and we won't sell you one that won't last either. If your roof has structural sag, widespread rust right through the sheets, fire damage or asbestos sheeting, we'll tell you straight that replacement is the honest call. The whole point of restoration is to save you money where it can be saved; recommending it when it won't work would just cost you twice.
