Roof Leak Repairs

Tracing leaks back to the real source with thorough inspection and water testing — honest diagnosis, no guesswork.

Overview

Roof Leak Repairs in Perth

Finding a roof leak is harder than people think. Water enters at point A and shows up at point B, often metres away, after travelling along battens, sarking or rafters before it finds somewhere to drip. A stain in the middle of a hallway ceiling almost never has its source directly above it. That's why so many DIY patch jobs and cheap callouts fail — they fix the symptom, not the leak.

Common causes of roof leaks

The number one cause of leaks on Perth roofs is failed ridge capping — cracked pointing or loose bedding letting water in along the apex and hips. After that, the usual suspects are failed flashings around chimneys, walls and skylights, broken or slipped tiles after a windy week, valley flashings rusted through after twenty years of leaf litter sitting in them, and gutters that have overflowed under heavy rain and pushed water back up under the tiles and into the eaves.

Common causes of roof leaks

Why most leaks aren't where they appear

Once water gets through your primary roof covering, it doesn't just fall straight down. It follows the slope of whatever it hits first — usually a batten or a sheet of sarking — and travels until it finds a low point or a join. That's where it drops onto the ceiling. We've traced leaks that appeared above a kitchen sink back to a cracked tile six metres away. The job isn't finding the wet patch; it's finding the entry point.

How we detect leaks

Our process starts on the roof itself — a careful visual inspection of ridges, valleys, flashings and every tile or sheet in the area above the leak. We then walk the ceiling cavity wherever access allows, looking for water staining on rafters and battens that tells us which direction the water has travelled. Where the source still isn't obvious, we run targeted water testing with a hose, starting low and working up the roof until we reproduce the leak. Slow and methodical beats guessing every time.

How we detect leaks

The damage untreated leaks cause

A leak ignored for a winter or two costs a lot more than a leak fixed in a week. Ceiling plaster stains, then sags, then needs replacing. Insulation gets wet, compacts and stops insulating. Timber framing rots from the inside where you can't see it. Mould takes hold in the cavity, sometimes in the wall behind the ceiling. And anywhere water is running near downlights or wiring, you have a genuine electrical risk. Catching a leak in its first season is almost always a few hundred dollars; ignoring it can run into the thousands.

Our leak detection guarantee

We give you an honest assessment with photo evidence and a written report on every leak job. If we can't find the source, we'll tell you straight — we don't invent work. Repairs come with our standard workmanship guarantee, and on major works we extend that out to ten years.
